The buildings we paint in East Cobb

East Cobb has no downtown. Its commercial life runs along a few arterials, Johnson Ferry Road, Roswell Road, Shallowford Road, and Sandy Plains, in low buildings: neighborhood shopping centers, small office buildings, and apartment and townhome communities. That stock sets the work: a lot of fascia, soffit, stucco, and exterior wood, nearly all of it on property that is open or occupied while we paint.

What shapes a job here is the landlord’s vendor requirements, the center’s trading hours, and how many tenants share the elevation being painted. Certificates of insurance go out in advance, crews are background-checked, and lifts, staging, and fall protection are OSHA-compliant, the same standards we carry onto every commercial site.

  • Neighborhood shopping centers

Johnson Ferry, Roswell Road, and Shallowford Road are lined with strip centers that share one roofline, one parking field, and a row of tenants. The work is storefront fascia and bulkheads, entries, canopy columns, and the back-of-house doors, nearly all of it outside trading hours so no tenant loses a day of trade.

  • Professional and medical office buildings

The one- to three-story office buildings off Johnson Ferry and Lower Roswell are occupied through the working day. Corridors, stairwells, lobbies, and restrooms are repainted suite by suite with clear containment, and the stucco and trim outside are sequenced by elevation so entrances and parking stay open.

  • Apartment and townhome communities

East Cobb’s garden apartments and townhome rows carry a lot of exterior wood: siding, balcony rails, stair stringers, and breezeway ceilings. Those surfaces fail first, so the repaint is phased building by building, rotted boards are replaced before anything is coated, and resident notices and signage go up before each building starts.

Exterior-only repaints of a center or office building, with the caulking and pressure washing that go with them, are covered on our commercial exterior repaints page.

How We Work

Painting while you stay open

A closed store along Johnson Ferry loses a Saturday it cannot get back, and an office that smells of paint on Monday morning generates complaints before the first coffee. So East Cobb commercial jobs are planned backwards from the hours the property keeps, not forwards from when the crew is free.

A single storefront is typically two to four nights of work, an office suite three to six, and multi-tenant common areas one to three weeks in phases, so there is rarely a reason to wait for a slow season.

  1. /01

    Walkthrough with the manager

We meet the property or office manager on site, walk every suite and elevation, and send a written proposal listing prep, products, and the schedule line by line.

    Usually within 24 hours

  2. /02

A schedule built around your hours

Open storefronts get evening and weekend crews. Offices are split into zones so the suites not being painted stay in use, and tenants get written notice before we arrive.

    Evenings, weekends, phases

  3. /03

    Protect, prep, and paint

Glass, signage, and fixtures are masked, surfaces repaired and primed, and occupied suites get low-odor, zero-VOC coatings so staff return to no lingering smell. Every shift ends with a cleanup.

Walk it with us, then the warranty

Nothing is invoiced until you have walked the finished work with us. Approved touch-ups are handled, and the written workmanship warranty is delivered with the closeout.

    No payment until complete

Communities

Multi-family and HOA common areas in Cobb County

Cobb County’s apartment communities and townhome associations are a different kind of client. The buildings are wood-heavy, the residents are home, and the decision runs through a board or a management company rather than one owner, so the job is as much about communication and sequence as it is about paint.

Exteriors are phased so that one building is washed, repaired, primed, and coated before the next is touched, which keeps the disruption to a few homes at a time. Breezeways, stairwells, and the clubhouse, pool house, or leasing office get their own dates on the published schedule, with notices and signage posted so residents know what is closed and when.

Boards get a line-item proposal with products, prep scope, and a firm building-by-building schedule, per-unit punch documentation at the end, and a board-ready warranty package. The full community process, with renderings for ARC approval and weekly photo reports, is on our HOA and multi-family painting page.

10/10 Dunwoody Painters worked both on my home and my commercial office space and did an amazing job on both! Stephen was my main point of contact, and he was absolutely fantastic to work with. I am so pleased with the level of craftsmanship, professionalism, and the outcome of both jobs. I could not recommend them more.

The service is GREAT. We needed to paint a commercial space, quick and on a budget and Stephen went out of his way to make this work. They quoted promptly, gave us a good price, and the best possible service. We were very impressed with the service of the company. Plus they were the only painting company we found who met all the insurance requirements we needed for the mall. They painted the interior and the exterior of our space. Great job! 100% recommended.

We are very pleased with the outside painting and staining work completed at our church. The team did an excellent job refreshing and staining our decks and repainting all outside surfaces. The finished result looks great. They were professional, courteous, and paid close attention to detail throughout the project. We appreciate their hard work and would gladly recommend them to other churches or organizations looking for quality painting and staining services.

FAQs

East Cobb commercial painting FAQ

The questions property and office managers ask before the walkthrough. Anything else, call (678) 737-6776.

Yes. Shared-wall centers are the norm along Johnson Ferry and Roswell Road. We mask to your lease line, keep the sidewalk in front of neighboring tenants clear, and schedule any spraying for after the center closes, so overspray and odor do not reach a store that is open.

Building by building. Residents receive notice with the dates for their building before we arrive, patio and balcony clearing is coordinated with management rather than door to door, and containment and signage keep the occupied breezeways and stairwells clean and usable while the work is on.

It is the usual arrangement. Most managers we work with cover several properties from an office elsewhere in metro Atlanta, so the proposal, schedule, and tenant notices go out by email, progress is reported with photos, and someone needs to be on site for the first walkthrough and the final inspection.

Yes. We pull the colors from a clean, shaded section of the existing surface, match them at Sherwin-Williams or Benjamin Moore, and brush a sample on the wall before committing, so a single repainted building blends in with the rest of the property instead of standing out.

Yes. Dunwoody Painters is licensed and insured, our crews are background-checked, and certificates of insurance are provided in advance to the landlord or management company.
